Updated October 2026.
Two of the most talked-about luxury launches in central Bangkok sit only a few minutes apart. InterContinental Residences Bangkok Asoke on Soi Sukhumvit 16 is a branded residence with hotel-style service from IHG. STILL Sukhumvit 20 by SC Asset sits on the main Sukhumvit Road and pitches itself as quiet, understated luxury. Both are freehold, both are off-plan, and both are aimed at buyers spending ฿30 million and up. Here is how they compare, and which one suits which buyer.

This is the first InterContinental-branded residence in Bangkok, developed by CG Capital, the fund management arm of Central Group, with IHG supervising the residential services. The tower has 32 floors but only 88 homes, with just four residences per floor. Every home, from the two-bedrooms up, is a corner unit, which means light on two sides and very few shared walls.
Hotel service, included in the common fee
The biggest difference from almost any other condo in Bangkok is what you get for your common fee. Weekly in-unit housekeeping, a 24-hour concierge, a 24-hour on-call technician, a shuttle service, doorman service and delivery of food and parcels to your door are all included. Extras such as laundry, airport transfers, a personal trainer, a spa therapist or grocery shopping before you arrive can be booked for a fee. The team is led by an IHG-verified Residential Director.
Owners also receive IHG One Rewards Diamond Elite status for a set period, the top tier of IHG's loyalty programme, recognised at more than 6,000 IHG hotels worldwide. For buyers who travel often, that brings upgrades, late check-outs and priority treatment wherever they stay.
Built for owners, not investors chasing small units
The smallest home is a two-bedroom of 139 sq m. Three-bedroom layouts come in at 193, 236 and 254 sq m, and the Mali and Malai penthouses run from 453 to 547 sq m. Parking is 200%, with 180 spaces, 12 supercar bays and 20 EV charging points, which is rare in central Sukhumvit. Fresh air is pre-cooled and passed through hospital-grade MERV 13 filters to keep PM 2.5 out, a real plus during Bangkok's haze season.
The design team is strong: A49 as architect, TK Studio for landscape, Open Air Studio for interiors, Poliform kitchens and wardrobes, and Gessi and Toto fittings. Facilities include a 25-metre pool, hot and cold plunge pools, sauna and steam, a gym, a Pilates and yoga studio, co-working space and a private function room with a full pantry.
Prices start from about ฿40.8 million for a two-bedroom, averaging around ฿380,000 per sq m. Completion is planned for June 2029.
STILL Sukhumvit 20

STILL is SC Asset's flagship launch for 2026, with the developer's highest average price per square metre in a decade. It stands on main Sukhumvit Road at Soi 20, around 500 metres from BTS Asok and MRT Sukhumvit, with the EM District, Benjakitti Forest Park and Benchasiri Park close by.
A wider range of homes
The 30-storey tower has 124 residences. Unlike InterContinental, STILL starts with smaller two-bedrooms of 85 to 124 sq m, then three-bedrooms of 134 to 218 sq m, corner suites of 217 to 235 sq m, junior penthouses of 163 to 321 sq m and a single 439 sq m penthouse. That makes it easier to get in: two-bedrooms on our books start from about ฿30 million, with the project averaging around ฿405,000 per sq m.
Resort facilities on three levels
The facilities are where STILL shines. The ground floor has a living room, conservatory, business lounge, a collector's garden and a pet yard. The 8th floor is an in-house retreat with a spa, a Japanese-style onsen, a playroom, a dining lounge and a grill terrace. Floors 26 and 27 hold a health club with the main pool, a kids' pool, a thermal pool, a gym, a Pilates and yoga studio, a movie room and a golf room. Parking is for 217 cars.
Construction is due to start in April 2026 with completion planned for July 2028, almost a year ahead of InterContinental.

Which one should you choose?
Choose InterContinental Residences Bangkok Asoke if privacy and service matter most. With just four homes per floor and housekeeping, concierge and a shuttle included, it lives more like a private hotel suite than a condo. It suits owners who travel, families who want large corner homes, and buyers who value a global brand.
Choose STILL Sukhumvit 20 if you want a main Sukhumvit address, a lower price to get in and keys about a year sooner. The facilities are among the best in any new Bangkok tower, and the smaller two-bedrooms give buyers, and investors, more choice.
Both are freehold, and foreigners can buy within the 49% foreign quota. Browse current units on our STILL Sukhumvit 20 building page, or ask us about available InterContinental Residences units.
