Updated October 2026.
Bangkok's top end is being reshaped by branded residences. Savills Research says luxury home prices in the city have risen about 75% over the past decade, ahead of Singapore and Hong Kong, yet still average only around ฿404,000 per sq m, a fraction of Hong Kong or Tokyo. That gap is why global names are arriving. Two of the most talked-about new launches show where the market is heading: Porsche Design Tower Bangkok on Sukhumvit 38 and Upper House Residences on Wireless Road.

Porsche Design Tower Bangkok

Developed by Ananda Development with Porsche Design, this is the first Porsche Design Tower in Asia and only the third in the world, after Miami and Stuttgart. The 21-storey, 95-metre tower in Thonglor has just 22 residences, all duplex or quadplex homes with three or four bedrooms, from about 525 to 1,135 sq m. That works out to roughly one home per floor, so neighbours are few and privacy is high.
Its signature feature is The Loop, a spiral ramp that lets owners drive their car all the way up to a private "passion space" inside their home: a garage and gallery of up to about 335 sq m with climate control and EV charging. There are 174 parking spaces, roughly eight per residence. The design borrows from Porsche's cars, with an exposed steel X-Frame inspired by the Mission R concept and sliding glass balcony doors that echo the 911 Targa roof. Residents also share a 25-metre pool, spa, gym and lounges.
Prices run from about ฿525 million to ฿1.4 billion (US$15–40 million), or around ฿1 million per sq m, which makes it one of the most expensive condos in Thailand. Completion is planned for the end of 2028.

Pros and cons
Pro: A genuinely one-of-a-kind product, with a global brand and very few units.
Pro: House-sized homes in the heart of Thonglor, close to Sukhumvit's best dining.
Con: A very small pool of buyers at this price, so resale can take time.
Con: Still under construction until the end of 2028, so buyers wait and carry some build risk.
Upper House Residences Bangkok

On Wireless Road, City Dynamic, a joint venture between Thailand's City Realty and Hong Kong's Swire Properties, is building the world's first Upper House branded residences, with Swire Hotels as hospitality partner. Upper House Hong Kong has been ranked among the world's top five hotels, and that service culture is the selling point here.
Designed by Foster + Partners on about 7 rai overlooking Lumphini and Benjakitti parks, Upper House Residences Bangkok rises 52 storeys across two buildings, with a total of 156 private residences. Every residence has its own private lift. Interiors are by BAR Studio, with landscaped sky terraces and wellness facilities developed with GOCO.
Layouts range from two-bedroom homes of about 125 to 166 sq m up to grand penthouses of over 900 sq m. Two-bedroom residences start from ฿45 million, while current market and resale listings reach up to ฿91 million for mid-to-large two-bedrooms and selected configurations. Construction began in 2025, with completion targeted for around 2030. MRT Lumphini is about 800 metres away through the park.

Which one suits you?
Porsche Design Tower is for buyers who want a very private, house-sized home with their cars beside them and few neighbours, in the heart of Thonglor. Upper House suits buyers who want a five-star service culture, green views and a central address near Langsuan and Chit Lom, with a wider choice of sizes. Both are freehold, and foreigners can buy within the 49% foreign quota. If you would rather move in now, completed alternatives on Wireless Road include 98 Wireless.
