Updated October 2026.

Most new Bangkok condos are designed for singles and couples, with compact units and few facilities for children. Finding a genuinely family-friendly building takes some searching, but the right one makes life in the city much easier.

What makes a condo kid-friendly

  • Space: units of 120 square metres or more with three bedrooms, usually found in older, low-density buildings.

  • Facilities: a playground, a shallow children's pool, a playroom and safe open areas for bikes and scooters.

  • Location: near a park and a short drive to your children's international school.

  • Safety: 24-hour security, child-safe balconies and quiet access roads.

Family-friendly buildings our clients like

  • Bangkok Garden (Narathiwas): large landscaped grounds and play areas, a short drive from Sathorn.

  • Millennium Residence (Sukhumvit 20): four towers with a big pool and plenty of space, near Benjakitti Park and NIST.

  • Raveevan Suites (Sukhumvit 26): a low-rise gated compound where children cycle safely around the grounds.

  • Athenee Residence (Ruamrudee): spacious units with an indoor playroom, close to Lumpini Park.

Best areas for families

Families often focus on Phrom Phong for parks and schools, Langsuan for Lumpini Park, and suburban options such as Nichada Thani and Bang Na for houses with gardens.

Availability changes quickly, so ask us for current units. See also our guide to international schools in Sukhumvit.
